We are proud to share that SearchX has been named a finalist in the AI Innovator – Real Estate category at the Australian AI Awards 2026.
The awards, presented by AI Daily, are now in their third year and have become the national benchmark for AI innovation in this country. This year the program attracted 744 submissions across 37 categories, with 305 finalists named on 10 September. Entries are scored by an independent panel of judges drawn from industry, academia and government. Winners will be announced at a black-tie gala at the Hyatt Regency in Sydney on Friday 30 October.
For a Queensland business that turned one this year, being on that shortlist is a genuine milestone. But the recognition is not really about us. It is about what the Queensland property industry has managed to absorb in a very short space of time, and we are glad to have been useful along the way.
The problem the industry was handed
On 1 August 2025, Queensland's mandatory seller disclosure scheme commenced under the Property Law Act 2023 (Qld). Overnight, no property in the State could go to contract without a compliant Form 2 Seller Disclosure Statement and the prescribed searches attached.
That single change reshaped the front end of every sale in Queensland. A Form 2 can pull together up to 29 separate documents. Getting it wrong is not a paperwork problem, because a defective disclosure can give a buyer the right to terminate the contract, in some cases right up until settlement.
The market needed disclosure documents produced quickly, correctly, and with someone professionally accountable for them. At the time, agents and sellers were being asked to choose between two imperfect options. Pure automation tools were fast and cheap, but the output was a machine-generated document with no legal review and nobody standing behind it. Traditional firms preparing disclosure by hand produced legally sound work, but slowly, at a cost that reflected a solicitor's time going into assembly rather than judgement.
What we built instead
SearchX is a law firm that automated the parts of disclosure that do not need a lawyer.
Our technology talks directly to search providers, orders and receives the required searches, compiles statutory encumbrance information, and extracts and calculates rates and water information from uploaded documents. It then assembles a near-complete draft Form 2.
From there, people take over. Every report goes to our Review Team for accuracy and quality assurance, and then to our Legal Team for final review before it is released.
We describe it internally as this: AI does the assembly, the lawyer does the judgement.
That layered approach is the whole point. It removes the manual handling and repetitive administration where errors creep in, and it frees our legal team to concentrate on accuracy, compliance and the matters that genuinely need professional judgement. It also means law firms and agencies can operate at the pace of a whole State's transactions, which is not something a manual model can do.
What it has meant for the industry
In our first year, SearchX completed and legally reviewed more than 15,000 Form 2 seller disclosures for Queensland properties.
More than 500 real estate agencies now rely on us, including statewide agreements with Ray White, Harcourts and the Professionals, and individual agencies from Century 21, Elders, LJ Hooker, Place, and Raine & Horne. More than 40 law firms are also using the platform.
Where manual preparation could take up to two weeks, our disclosures are typically completed and legally reviewed within 25 hours, subject to the return of the required searches and information. Our fastest report was completed, reviewed and ready for signing in 15 minutes.
Behind those numbers are agents who can list with confidence, sellers who are not left waiting, and buyers who receive a complete and accurate picture of the property before they sign. That is the outcome we care about most.

What is next
